For a fee of only $105.00, we offer a comprehensive Wood Destroying Organism Inspection (WDO) commonly known as termite inspection, pest inspection, or WDIR. This inspection includes the following: Issuance of a detailed written report outlining the findings. Expert guidance on the necessary work required to meet the requirements for a section 1 clearance in real estate transactions. Issuance of a clearance letter upon completion of all section 1 work.

You have the option to conveniently pay for the inspection through escrow. If, for any reason, the escrow does not close, you are not obligated to make the payment.

Our termite inspections are valid for a period of 4 months. We provide a complimentary report renewal if needed. However, please note that clearances can only be issued based on reports that are less than 4 months old. A clearance letter confirms that all section 1 work, referring to active infestations or infections such as fungus (dry rot), termites (Subterranean, Drywood & Dampwood), beetles, etc., has been successfully addressed.
Let's clarify the terminology used in WDO reports:

Nowadays, WDO reports are divided into sections, namely section 1 and section 2, based on the conditions observed during the inspection.

 
  • Section 1 items refer to active infestations or infections. Example: Fungus (dry rot), Termites (Subterranean, Drywood & Dampwood), Beetles, etc.
 
  • Section 2 items indicate conducive conditions that could potentially lead to active infestations or infections. Example: Earth-to-wood contact, plumbing leaks, faulty grading, etc.

A Section 2 item can escalate to a section 1 item if it contributes to an active infestation or infection.

Example: Earth-to-wood contact leading to a subterranean termite infestation. Example: Leaking plumbing causing fungus infection (dry rot) in the studs.

There are also Section 3 and Section 4 items:

 
  • Section 3 items are areas that are inaccessible or not visible during the inspection. Example: Storage areas like garages, insulated areas like attics, interior walls, portions of the subarea, etc.
 
  • Section 4 items are notes that signify the presence of a condition but do not qualify as section 1 or section 2 items. Example: Previously treated termite infestation, broken wood member unrelated to wood-destroying organisms, water stain caused by a resolved issue, etc.
